Services Offered


Marketing

We have a comprehensive vacancy marketing system which includes the MLS, company website and global websites such as Zillow, HotPads, EveryRent, Homes.com, Zumper, Condo.com, just to name a few. We co-op with every broker and real estate licensee in the country, which exponentially increases exposure.

Application Screening

We utilize a first in/first out screening process with a comprehensive multiple data point matrix in addition to a 3rd party pet screening system. Applicants are approved or denied based on their own merit and do not compete against each other for the same property. This ensures compliance with all Fair Housing and Anti-Discrimination Laws, thereby reducing owner liability.

Technology

We use a state of the art cloud based property management system that provides owners with 24/7 online portal access for statements, important documents and condition report history. Owner packets are generated and posted to the portal every month along with the direct deposit of owner funds to ensure timely and accurate accounting.

Rental Collection

We make it very easy for tenants to pay rent. They can pay rent online, in person, by mail or at any 7-11 or CVS Pharmacy in the country. In the event of tenant default, we contract with local attorney firms for serving of legal notices and managing eviction proceedings.

Condition Reports

Our move in, move out and follow up reports thoroughly document the property condition with detailed photos and descriptions. They are locked into the management system and available to both owners and tenants via their online portals. This provides extra protection for owners to help ensure tenants are properly maintaining the property and becomes an invaluable validation system in the event of a security deposit dispute.

Repairs & Maintenance

Maintenance requests can be submitted by tenants 24/7 via their online tenant portals. We dispatch to pre-approved local vendors and do not mark up any invoices. We can also work to file claims with all home warranty companies. You will receive copies of work orders and invoices paid in your monthly owner packet.

We have a sense of urgency to secure a qualified tenant and get your property rented. Our vacancy rate is at 2% for the last 3 years. We are a skilled team of experts in the various fields of real estate and property management. We use multiple forms of technology that allow you to communicate with our team who can answer your questions or respond to your requests in a timely fashion.
